Selecting a property is one of the most important decisions most people make. It combines complexity with a significant financial commitment.
Most buyers are not professionals.
The market is fragmented.
And the stakes are high.
As a result, decisions are often less structured than they should be.
Questions tend to emerge late. Or not at all.
- Do I need an agent?
- Which floor makes sense in practice?
- Will the apartment actually get sunlight?
- What problems might appear later - in ceilings, floors, or structure?
This is why I use a checklist.
The 57-point checklist I developed is based on years of buying and renting property myself. It focuses on the details that are easy to overlook but difficult to fix later.
It is not an encyclopaedia. It does not cover everything.
But it makes the key factors visible before you commit.
This version is specific to Riga, particularly its Central District.
That is where most trade-offs are concentrated and where structure matters most.
